Fort Myers Downtown TIF District

The Downtown district, also known as the River District, was established in 1984 as a 540-acre area stretching from the Caloosahatchee River to Victoria Avenue and from West First Street to Billy's Creek. Planner Andres Duany and his teams created a plan which is becoming a reality, a walkable downtown where residents could live, work, shop, dine, socialize, and be entertained. Highlights of the Duaney Plan included:

  • Rezoning downtown using five land use designations: urban core, urban center, urban general, civic, and district.
  • The establishment of a Smart Code to simplify development permitting.
  • The creation of a Streetscape Plan to unify and upgrade the public rights of way.
  • Encouraging pedestrian-friendly development to increase foot traffic in the retail and residential districts.
  • Encouraging mixed-use developments such as residential over retail or commercial space.
